2009 proved to be a very interesting year in North Idaho Real Estate!

Let's look at the actual numbers and see what 2009 had to offer:

HIGHLIGHTS: Single Family Homes bottomed in the second half and the full year results show year over year increases in units sold but at the expense of prices being down.

North Idaho Sales AR for 2009

The green line on the above chart shows active properties. The bottom line shows sold properties and the middle line shows new listings. The gray bars represents the rate of sales, similar to an absorption rate number. The lower the gray bar, the better the market.

As you can see in January and February of 2009 the market was in horrible shape. The markets got substantially better over the rest of the year, until the typical North Idaho winter slow months began.

Multifamily units and vacant land sales were hit the hardest in 2009, with unit sales and prices getting slashed substantially. Owners of multifamily units and raw land will be hoping for a bottom in 2010.

Single Family on less than one acre were UP 5% in sales but down thirteen percent in price to an average of $189,281. This is consistent with prior expectations of a bottoming housing market in the second half of 2009.

Sales of residential waterfront and secondary waterfront units were UP five percent and 43 percent respectively. Pricing on waterfront homes was down six percent for the year and down 42 percent for secondary waterfront homes.

Multi-family was down about 17 percent in units sold and down thirty percent in average price.

Vacant land sales on 1-10 acres were down 25 percent and prices got slashed by 48 percent.

Vacant land over ten acres was up one percent in units sold and down twenty six percent in average price.

The National Association of Realtors is predicting rising sales and rising prices for both new homes and existing homes in 2010.

Remember: Properly priced homes sell. If you are a home seller one of the most important steps you can take is getting a good, qualified CMA – not something spit out by computer!
